Based in Los Angeles and focused on the markets we know best, with lender reach in all 50 states.
Guidance and introductions carry no fee to you or the lender.
Markets
From coastal multifamily to Inland Empire logistics, California deals have their own rules: rent control, Prop 13 reassessment, entitlement timelines and insurance costs. We bring that context to every conversation, then connect you with lenders who already understand it.
Discuss a California dealOur approach
Property type, location, timeline and what you are trying to accomplish. A short summary is enough to start.
We walk through how lenders are likely to view the deal, which loan structures fit, and what to prepare before you apply.
Where it makes sense, we introduce you to lenders active in your market and asset class. You work with them directly.

Owner-occupied real estate for operating businesses, with lower down payments.
Rental and small-balance commercial loans sized on property income, not personal income.
Hospitality, self-storage, mixed-use, medical office and other niche property types.
Insights
Debt service coverage ratio (DSCR): net operating income divided by annual debt payments. Most lenders want 1.20x to 1.35x on stabilized properties.
Loan-to-value (LTV): the loan amount as a share of appraised value. Permanent loans commonly top out around 65–75%.
Debt yield: NOI divided by the loan amount. Many lenders look for 8–10% or more, regardless of interest rates.
Run all three on your own numbers first. The lowest one usually decides your loan size.
In California, a sale resets property taxes to roughly 1% of the purchase price plus local assessments. A seller's T-12 can show taxes far below what you will actually pay.
Lenders underwrite the reassessed number, so rebuild the operating statement with your real tax bill before you size the loan or set your offer price.
If the property is stabilized with steady income, permanent debt usually offers the lowest rate and the most certainty.
If you are buying vacancy, renovating or raising rents, a bridge loan gives you flexibility now. Plan your exit from day one: know which permanent loan you will refinance into and what the property must look like to qualify.
A clean package gets faster, firmer answers. Have these ready:
A low rate can be expensive if you sell or refinance early. Yield maintenance and defeasance can cost far more than a step-down schedule like 5-4-3-2-1.
Match the prepayment structure to how long you actually expect to hold the property.
